Built in the 1930s and completely restored in the past couple of years.

The $230,000 renovation entailed taking the entire building down to the foundation and brick walls and completely rebuilding it again from the ground up.

As you can see from the pics, these units are probably the nicest vintage units anywhere in the city of Houston. The floor plans are excellent, the look is pure 1930s, and the mechanicals underneath are all state of the art. (Central air & heat, new kitchens & baths, new gas lines, plumbing and wiring, etc.)

The location is fantastic for anyone working downtown, east of downtown, or going to U of H or HCC. The newest rail line connecting to downtown runs within a couple of blocks of this property and connects the neighborhood seamlessly with the Medical Center & Rice University as well. (Tracks have already been laid. They are currently building the stations / stops.)

These units all have central a/c, real hardwood floors, natural stone counters (black slate), vintage tile designs (subway & mosaic), vintage trim & mouldings, antique door & cabinet styles, new appliances, lots of windows, etc.

This particular unit is unique even among the other units in the building in that it is the only one that I did a stained kitchen in. We built the kitchen using the same vintage styling cues but instead of painting it white we stained it to match the original old-growth pine floors in the unit--which as you can see from the pics below have kind of a reddish / ebony color to them.

Since we did a darker stain on the cabs I decided to do a black slate backsplash (instead of the white subway tile in the other three units), so I took the same black slate material we used on the countertops and cut it down to 3x6 bricks and installed them in an off-set pattern (basic "running bond" in brick layers jargon)--then used a charcoal grout to seal it up.

Also with the darker, stained kitchen, I decided to go with all stainless appliances, so that adds another level of cost to this unit--probably another $1000 in extra appliance expense. So, from a cost perspective, this unit was the most expensive of the four in the main building.

Eastwood is on the east side of downtown, just five to ten minutes from downtown Houston. The University of Houston, Midtown, the Medical Center & Museum District, etc. are all very short, very easy commutes from this location. (But about 20-30% lower rents than my properties in Montrose, the Heights, the Upper Kirby, etc. Same era & architecture (1920s to 1940s), same quality restoration, just cheaper dirt (and therefore, more affordable rents).

If we had to pick a favorite unit on the site, it might be this one. Down to the last detail, this apartment pretty much hits every button. Gorgeous, 1930s, old growth, long leaf pine floors with a deep, satin, oil finish on them. Crisp Antique White cabinets, mouldings, and built-ins, set off by two shades of grayed-down green (Moss Mist & Ionic Green).

Vintage industrial style stainless steel ceiling fans and satin nickel sconces throughout every room. Tons of wood windows. Gas range & built-in microwave in the kitchen. Deep double-bowl, zero-radius stainless sink. Vintage cabinets with divided light glass doors & seedy glass. I mean, come on... seriously? For under $1100 a month? How is it possible? How can they do it?

The Eastwood area is on the east side of downtown (more generally known as EaDo), just five minutes from downtown Houston. This apartment is SWEET! Medusa Properties just finished up a $25,000 restoration of this unit. They rearranged the spaces a bit (it was 2/1 with small bedrooms; combined the two bedrooms into one larger bedroom with a BIG closet + built-ins), replaced all of the old, original, wood windows with new energy efficient ones, repaired and replaced the siding & trim, installed new, half-lite entry doors--one for the front door and one for the new (and completely private) deck off the bedroom--enlarged the bathroom and added a laundry area, blew in insulation in the walls & ceilings, etc, etc, etc.

The structure is now super solid and level, with a better floor plan--and about 5x more energy efficient than before. (They jacked up the structure, set it on shoring poles, rebuilt all of the exterior supporting walls, then added 5"x5" steel supports in the front before setting it back down and securing it.)

The kitchen and bathroom--though completely new--are old school 1930s vintage, with classic frame and panel doors (some with glass & mirror), slate counters, mosaic tile floors, wall-mount faucets, subway tile backsplashes, etc.
Pet policy for this unit: Cat or small-to-medium dog allowed with deposit (40-45 lbs max).
